City-Wide Form-Based Code Workshop

The Department of Planning and Economic Development will be hosting a Workshop to discuss Form-Based Zoning Code amendment as a means to assist the City comply with the new MBTA Communities Act.
We will also be breaking out into focus groups to see how Form Based Code would work in the following
planning areas:
- Downtown and Trout Brook
- Lovett Brook (Good Samaritan Medical Center area)
- Montello, and
- Campello
Form-Based Codes (FBCs) are land development regulations that use physical form to guide
development instead of land use segregation. They are intended to create a high-quality public realm
and improve quality of life. FBCs can be simpler than conventional zoning for non-professionals and can
have several benefits, including:
- Predictability: FBCs can make it easier to predict the results of implementation. Developers can also use the predictability to make market decisions.
- Streamlined permitting: FBCs can make permitting faster and cheaper.
- Neighborhood property values: FBCs can help protect neighborhood property values.
This will be held on June 13, 2024 from 6:00 PM until 7:30 PM at the cafeteria at North Middle School located at 108 Oak St, Brockton, MA 02301
The third will be Lovett Brook: Final Presentation on September 17.
